United Airlines Master Planning

Overview

JWI developed a comprehensive strategic planning tool for a long-term facility improvement program to prioritize station projects, thus maximizing operational and construction cost savings, identifying operational efficiencies, and planning for future growth. We created guidelines to support the operational needs of each department in conjunction with the ongoing activities occurring at the station.

JWI applied this strategic planning tool to create Master Plans for five United Airlines Hubs (IAD, ORD, DEN, IAH, EWR), two Line Stations (SEA, ATL), and a Flight Training Center Campus. Each station’s leased space was evaluated based on location, function, peak capacity employee count, and overall operation. Working directly with the United Corporate Real Estate department and each airport’s user groups, we analyzed and identified opportunities to create a plan for the maximum efficient use of every space. This consisted of right-sizing areas based on programming logic created by JWI and industry standards.

The final master plan reports were presented and given to the United Airlines Project Managers to create capital plans for the stations analyzed. The reports comprised Master Planning Objective/Outcomes, the Station Summary, recommended Master Plan Guidelines, the Programming Analysis Summary, and an Appendix (which included all backup data). The JWI team programmed over 2.5 million sq. ft. of space.
